New Zealand House – Strip out

Client: The Crown Estate

Completion Date: 2024

Services: Strip Out

Collaborations: Globechain

Project Overview

KpH was appointed to carry out full strip out works at New Zealand House – a Grade II listed, 240,000 sq ft commercial office and retail building in central London. Working for The Crown Estate, the project formed part of a wider refurbishment scheme and was delivered over an 18-month programme. The works involved live coordination with heritage bodies, neighbouring businesses, and multiple stakeholders.

Project Requirements

KpH undertook a full internal strip back to shell and core across 19 levels, including careful deconstruction of listed stone and timber features for reinstallation, and the removal of MEP and all basement plant, ceilings, partitions, kitchens, lifts, and associated services. Heritage materials were protected, catalogued, and stored to conservation standards.

Project Challenges

  • Delivering high-risk works within a Grade II listed building, requiring protection and salvage of historic fabric.
  • Adapting the programme to support ongoing surveys and evolving design requirements.
  • Maintaining strong neighbour relations with high profile neighbouring institutions.
  • Coordinating multiple contractors and specialist teams on a live, complex central London site.

Project Outcomes

Flexibility in programme delivery is vital when interfacing with evolving design and heritage requirements.

Early collaboration with neighbours and stakeholders helps reduce risk and complaints.

Dedicated heritage teams and cataloguing systems ensure accurate and safe reinstatement of listed elements.

Our approach ensured the project delivered more than just a strip out – it created positive outcomes for the community and environment.

You have done extraordinary work in this area (social value) that has set the bar very high for all contractors moving forward. Please keep this up, as it is testament to how we can affect change and contribute for a more inclusive and welcoming industry.
