Project Overview
KpH was appointed to carry out full internal strip out and asbestos removal at 29–31 Hill Street – two adjoining Grade II listed properties in Mayfair. The buildings are undergoing a high-spec refurbishment to become modern office spaces, while keeping their original character and architectural detail intact. With heritage at the heart of the programme, our approach has focused on conservation-first methods, precision, and collaboration with heritage consultants.

Project Requirements
The works extended from the lower basement to the roof level and included a structural investigations package which supported the subsequent redesign of the building, the removal of internal walls and partitions, kitchenettes, WC suites, floor and ceiling finishes, and all redundant MEP systems. Non-licensed asbestos was safely removed in accordance with all relevant regulations. Due to the sensitive nature of the buildings, all listed features, including fireplaces, feature ceiling, timber panelling, cornices, and sash windows, were either protected in situ or carefully dismantled and catalogued for reuse or restoration. Dust and vibration control measures were implemented throughout, and all works were carried out manually or using low-impact tools to minimise risk to the building fabric.
Project Challenges
- Each phase had to be tightly planned and executed in line with heritage guidance and conservation methodology.
- Carrying out intrusive works close to delicate historic elements required a methodical, hands-on approach.
- Stripping out by hand to minimise disruption meant slower progress but ensured greater control and safety for the historic fabric.
- As expected with a listed building, several previously concealed features were uncovered. These were addressed collaboratively, with additional works seamlessly integrated.
- Operating in a dense Mayfair location added logistical complexity, requiring careful coordination of access, waste removal, and deliveries.
Project Outcomes
Preservation takes patience. Heritage sites demand slower, more deliberate methods and that mindset must be embedded into the programme from day one.
Collaboration is key. Ongoing input from the client team and heritage consultants enabled us to adapt with care and protect what was most valuable.
The right method matters. From dust control to manual dismantling, using non-invasive techniques gave us more precision and better results.
