St James’s Square, London – strip out, investigation works

This commercial office property is located within the St James / Westminster Conservation Area.

Full soft strip out of the office space including finishes, internal partitions, services, and associated enabling works.

In addition, builders’ works and investigation works included:

• Trial pits formed within the lower ground floor of the property to determine existing slab depth for future phase works
• Structural investigation works to concrete beams and columns to verify reinforcement and load-bearing capacity.

• Undertaking the works within a fully occupied building.
• Noise constraints from residential and local authority conditions necessitated out-of-hours and weekend working.
• Controlled waste removal and materials handling completed out of hours to maintain normal building operations.

Early engagement with project partners is essential to achieving circular economy outcomes where short programme durations apply.

Out-of-hours working protocols must be established early to manage noise, logistics, and waste transfer in live and residential-impacted environments.
